Capital Mill is developing Skyon, a skyscraper with engaging and unique architecture, at Tornimäe, aiming to solve the demand of small businesses for modern, high-quality and reasonably priced office space in the heart of the city.
The height of the 26-storey Skyon, which will be erected at Maakri Str 30, will be 95 metres, making it one of the tallest buildings in the area. Skyon’s architecture follows the Scandinavian examples, combining the grandeur of the city centre with functionality and practicality.
Capital Mill’s CEO Igor Mölder says that Skyon’s fascinating and rare architecture makes it the gem of the Tornimäe district.
“Capital Mill continues to be the pioneer of high-quality and innovative office buildings. The prestigious location of Tornimäe sets high demands on every building built here. We wish to redefine these demands and set a new standard, just like we did with office buildings Navigator and Explorer in the port area,” said Mölder. “For us, an excellent working environment is important, since this is the only way how work can be as productive as possible. The high-level architecture and interior design created by KOKO architects as well as smart and energy-efficient technical systems contribute to this.”
Skyon’s special feature is its windows – with different shapes, sizes and layouts, which deliver a spectacular result while ensuring energy efficiency. LED light strips between the facade elements make the building stand out even in the dark. The eminent lobby of the office building is 11.5 metres high. The total rental space of the building is 8,200 m2. The total rental space of the largest, 2nd-4th floors is 1,813 m2 and these are more suited to larger companies. Starting from the 5th floor, the building is in the shape of a tower and the standard rental area of a floor starts from of 302 m2.
Capital Mill’s New Developments Manager Marko Uueda noted that Skyon is the perfect choice for small businesses that need a modern, high-quality office space with reasonable workspace cost in the centre of the city.
“Small and medium-sized companies are the backbone of every economic environment, as they are often the engines of innovation, they provide support for larger companies and create new quality. Over the last few years, we have felt a definite demand from small companies for the solutions offered by Skyon, and I am delighted that we can now fill a significant void,“ Uueda said. “Skyon makes the life of small businesses easy because, if they want to, the furniture and other work amenities will be available right away when they move in.”
Skyon’s higher floors offer a special view over Tallinn, which small businesses often cannot afford.
Skyon will be built according to the high requirements of the LEED Gold certificate of environmental sustainability. Despite the fact that the size of the smallest offices starts from 34 square meters, such offices also offer everything necessary for comfort and functionality: a room for 4 workspaces and for meetings of 4 people, a toilet, and it will be possible to add a compact kitchenette with a sink and a refrigerator. The underground floors contain parking spaces, as well as rooms for bicycles, toilets and showers.
