Capital Mill brings two prominent companies to Peterburi Road development
Capital Mill is developing a tailor-made office, warehouse and service building at Peterburi Road, where the anchor tenants will be Ideal Motocenter and Tradehouse, who will move their entire business to the new location.
Today, the festive topping-out ceremony was held at the Peterburi Road 47 building, where Capital Mill’s Partner, Tanel Samuel, said that it was amazing how such an attractive site could stay empty for so long.
“The Peterburi Road 47 building combines office, service and storage facilities, in the design of which we cooperated closely with our two future anchor tenants, in order to provide them with the best conditions for servicing their customers and organizing their daily work,” said Samuel. “The building is located conveniently close to the city centre and allows quick access to the main highways, but is favourable in terms of rental rates.”
Samuel added that he appreciates the companies that came along with the concept offered by Capital Mill, moving their entire businesses to a new location.
The Peterburi Road 47 building combines spacious showrooms, warehouses, service rooms for vehicles, a cafe, and much more. The representatives of the anchor tenants participated in the design process, and together with them, optimal solutions were developed.
Capital Mill’s New Developments Manager Marko Uueda said that the special solutions concern, for example, the space planning and height of rooms, engineering systems, interior design and functionality.
“In addition to the anchor tenants, the building has two more floors of office space, where we offer the modernity and comfort that is characteristic of city centre offices. For example, high ceilings and tall windows, free business meeting rooms and good indoor climate with a powerful ventilation system,” added Uueda.
For the car rental, full service leasing and car maintenance services’ provider Ideal OÜ (operates the Ideal Auto, Avis, Budget and Payless brands in Estonia, Latvia and Lithuania), an automobile repair shop, tyre storage facilities, a painting room, carwash, reception and office space will be built in the Peterburi Road 47 building. The Tradehouse Beauty Store will get an innovative logistics centre, showrooms, a training and conference centre with extras necessary for the beauty industry, a photo studio, a 200-square-metre roof terrace for organizing events, an office, including a staff exercise room, a cafe, and more.
According to Tradehouse’s Manager Avo Kivimaa, the whole complex has been created while keeping the future perspectives in mind. “This building will be the culmination of us recently moving our various retail outlets to new locations, and here the wholesale trade, training centre and office also get a modern and innovative outlet,” Kivimaa said. “In addition, we are building a retail sales area, where regular consumers can also buy beauty products. The goal of the conference and training centre is to provide a convenient service for the local market as well as for the neighbouring countries, where the beauty industry makers and all others can organize multifunctional events. For example, next to the conference hall accommodating 150 people, there is a separate room with hairdresser’s hair washing facilities and a photo studio. ”
The total rentable area in the building amounts to approximately 14,000 m2, of which about 90% will be used by Tradehouse and Ideal Motocenter. The centre will be completed in July this year.
