Capital Mill sold an almost-2000-square-meter commercial building at 21 Sevcenkos in Vilnius, Lithuania

An agreement has been reached and a commercial building situated at 21 Sevcenkos in Vilnius has changed its owner from Capital Mill to a Lithuanian developper (Br)/ developer (Am), Homa Group.

The change is directly linked to the Capital Mill’s strategy of their portfolio renewal through investing into bigger projects in the Baltics.

Press release of Coop Pank: Coop Pank becomes the key tenant in the Skyon office building

In August this year, the headquarters of Coop Pank will move to the new Skyon office building, which will be completed in the Maakri quarter. The move to larger premises is in line with the domestic bank’s aspirations for growth and allows to provide employees with a modern, inspiring, and energy-efficient work environment.

Coop Pank will become the main tenant of the new Skyon office building – the bank’s premises will be located on the first ten floors of a 26-story building. Coop Pank will use about 3,500 square meters here, which is almost a third more than in the current main building of the bank.

“We are growing fast, and the current premises just feel cramped. Since the acquisition of the bank in 2017, we have grown by about 40% annually and have created over 130 new jobs over the past four years. That is why we were looking for a more spacious, modern, inspiring, and energy-efficient work environment that would be comfortable for both employees and customers. It was Skyon that best met these criteria,” said Coop Pank’s chairman of the management board Margus Rink.

In the high-rise Skyon building Coop Pank will be housed in spacious rooms with natural light. “The interior architects have considered both the character of our brand and the fact that employees should feel good on the premises. We focused on relaxation areas, cozy meeting rooms, and terraces. Skyon’s location in one of the key areas of the city center and the bicycle parking next to the building make it easy to get around on foot or cycling,” explained Janika Valliste, HR manager at Coop Pank.

Valliste noted that in addition to the location, the modern character of the building and its energy efficiency played an important role in choosing Skyon. Skyon office building is LEED Gold certified and has energy efficiency class B. All modern energy-saving technologies are employed here: for instance, lighting throughout the house is based on LED lamps that turn on and off automatically in response to movement. “Although the new office is a third larger than the current one, our heating costs should even be reduced,” Valliste added.

Triple-glazed windows with low solar factor keep the indoor climate consistently warm in winter and pleasantly cool in summer, saving on both heating and cooling costs. Throughout the building, according to your own preference you can comfortably adjust the temperature, which is maintained in an optimal way thanks to the building automation. Multilayer filters and CO2 sensors provide not only pleasant temperatures but also clean air.

  • Skyon, which will be completed in August, is the most elegant high-rise building in the center of Tallinn. The attractive facade of the house is made in an abstract manner: transparent surfaces alternate with colored ones, straight diagonals, and the “from simple to complex” principle are used. As the result a dynamic shimmer is formed, creating reflections, and providing a play of light.

Press release: Construction of new shopping centre in Harku Rural Municipality reaches final stage

The Tiskre shopping centre, being developed by Capital Mill, will bring 4800 m2 of fresh retail space to Harku Rural Municipality in the autumn, the lion’s share of which will be occupied by Prisma Peremarket. The arrival of the final stage of construction has just been celebrated with a rafter party in Tiskre.

Tanel Samuel, Capital Mill’s partner, stated that this is an important development for the community, which will bring more jobs and good shopping opportunities to the area. The total investment in the construction of the centre is nearly EUR 4.5 million.

‘Harku Rural Municipality is an attractive living environment with a good logistical location, the development of which is important for the people of the region, but also valuable for Estonia as a whole. The municipality is home to almost 15,000 people, for whom the centre will create new opportunities and a wider selection of food and retail goods closer to home.

A petrol station will also be built next to the centre, and there are several additional vacant plots available for further development,’ he said.

Samuel stated that the works are proceeding according to schedule, with the opening of the centre planned for the autumn. At the moment, the construction of gas pipelines and electricity connections, the installation of street lights, water and sewerage pipelines and the performance of roofing works are still underway, after which it will be possible to focus on interior finishing works.

Prisma Peremarket, the anchor tenant of the one-storey centre, will open a store occupying 3600 square metres. According to Teemu Kilpiä, Prisma Estonia’s country manager, the opening of Tiskre is part of Prisma Peremarket’s expansion plans.

‘Through the construction of new shops we are pleased to be able to offer jobs to both builders and the people who will be working there. The opening of the Tiskre Prisma is part of Prisma Peremarket’s expansion plans for the coming years, both in terms of increasing its number of shops and for offering Prisma’s permanently favourable price levels and high-quality and expansive product range to its customers.’

The new shopping centre will be completed in Tiskre, at Liiva tee 61. A traffic circle has already been built in front of the centre, completed in cooperation with Harku Rural Municipality and the Estonian Road Administration. Landscaping works are planned for spring.

Gallery! Renowned photographers compete at a height of almost 100 metres

What is the heart of Tallinn in 2021? A recent photo competition ‘At the Height of the City Centre” captured views from a height of almost 100 metres and ranked the best. The winning work was submitted by Estonian photographer Eerik Ülevain.

Professional Estonian photographers took part in the recently ended competition, having been presented with the opportunity to capture the heart of the city from the top floor of the 95-metre high Skyon commercial building. The competition was organized by Capital Mill.

According to Igor Mölder, CEO of Capital Mill, Skyon is the company’s tallest development. ‘The construction of a high-rise building near the heart of the city is undoubtedly a major challenge, and we are all the more pleased to say that we have reached the home stretch today. Prior to completion of the glass façade and roof, we gave renowned Estonian photographers the opportunity to take pictures of the city from the top or 26th floor. The idea behind the competition was to record the metropolitan development of Tallinn and capture its beauty.’

From among the photographs captured by the height defying photographers, Capital Mill selected the three best, which will decorate Skyon’s atrium, which will be completed in the summer. In addition, Euronics gift cards worth EUR 200-500 were awarded to the 1st, 2nd and 3rd place photos.

Several companies providing IT, legal and financial services will move into the Skyon commercial building next summer. However, the most striking difference setting the skyscraper apart from the rest of the cityscape is its unique in the Baltics coloured glass façade, which will consist of 898 coloured elements when completed. The author of the skyscraper is KOKO architects, recognized both in Estonia and internationally.

Capital Mill owners sold gas infrastructure and trading company Energate

The owners of Capital Mill sold the gas infrastructure and trading company Energate in a recent transaction, the value of which has increased successfully following its acquisition in 2016.  

Marko Kull, Partner in Capital Mill, a leading property investment company, said that the capital freed up from the sales transaction will be directed to new real estate developments and electricity generation under the leadership of the Energy Market team.

‘Under the leadership of Capital Mill, Energate has grown significantly over the last four years. It is an attractive and profitable gas infrastructure and trading company, the sale of which will draw a line under operations for 2020’, said Kull, who also confirmed that despite the new transaction, the energy sector remains an interesting business direction for the Capital Mill team.

Energate’s sale was advised on the seller’s side by the law firm Ellex Raidla and Redgate Capital, the leading investment banking company in the Baltics, which advises medium-sized companies on raising capital and conducting mergers, acquisitions and real estate transactions.

‘Investor interest in energy and infrastructure companies remains high in Estonia. Energate has already proven itself in the market and continues to exhibit strong growth potential. I believe that under the new owner, the company will grow even more, and at the same time the former owners will be able to focus on their core business’, commented Mart Altvee, Partner in Redgate Capital.

Extreme wreath-cutting! SKYON has reached its final height of 95 metres

The SKYON commercial building, located on Maakri Street and being developed by Capital Mill, has reached its maximum height: 26 storeys and 95 metres. A total of 80 per cent of the space available for lease is currently occupied, and several companies providing IT, legal and financial services will be moving into the newly completed building next summer.

The 95-metre high office building gives a new look to the silhouette of Tallinn. However, the most striking difference setting the skyscraper apart from the rest of the cityscape is its unique in the Baltics coloured glass façade, which will consist of 898 coloured elements when completed. Today, façade installation has reached the 17th floor.

According to Silver Neemelo, Construction Manager at Capital Mill, the maximum height has been reached, but the work continues at full swing. ‘The level roof surface has been cast and roofing insulation works are set to begin. Half of the building is also covered by façade, and internal work – installation of the heating, cooling, and electrical systems – is already underway within this area. Construction work on the entire building will be completed in the middle of summer, when the first tenants will be able to move in’, he explained.

Neemelo said that the companies looking to move into SKYON are those mainly interested in being located in downtown Tallinn. As well as companies that want to offer their employees a more unique working environment, whose clients are located downtown, and for whom a high-quality indoor climate is important.

‘Companies from the areas of IT, finance, law and different types of consulting are the primary occupants. At the same time, the commercial building also offers excellent solutions for smaller businesses, for whom the option of furniture and other essentials necessary for work are immediately available upon moving in. The view from the upper floors of SKYON and beautiful office space in the City Centre are often something that small businesses cannot afford; however, in the case of SKYON, it is now possible’, he said.

More than meets the eye 

Because SKYON is being built in accordance with one of the most well-known environmentally friendly green building certification systems (LEED), a number of smart technological solutions have been used to help make it a sustainable and environmentally friendly building. For example, during the warm summer months, the building uses cool night air for pre-cooling, and when employees are at home, the amount of energy used for ventilation, cooling and heating is reduced. All technical systems are remotely controlled.

The skyscraper was designed by domestically and internationally recognised KOKO architects, who have, for example, served as the designers of the Estonian pavilion at EXPO 2000, among other outstanding structures. SKYON is characterized by windows of different shapes, sizes and layouts, which give both the exterior and the interior a unique look. In the dark, however, the LED light strips being installed between the façade elements create an effective image. Careful planning and the façade elements take into account the distribution of light throughout the day, protecting those inside from excessive sunlight, while at the same time allowing occupants to enjoy the view of the city.

The total leased premises within the building covers 8400 m2 and the sizes of the smallest offices start from 34 m2. Offices are equipped with all of the necessary amenities and functionalities: room for 4 workstations and a meeting area for 4 people, a toilet; with it also being possible to rent an office with kitchen furniture. Parking spaces, rooms for bicycles, toilets and showers are located on the underground floors. The entrance to the building will be an 11.5 metre high formal lobby, which will extend through three floors.

Construction of SKYON began in February 2019 and the building will be completed by summer 2021. The company is currently working on several other important commercial building projects, such as a shopping centre, in Harku Rural Municipality, and an office building, called UNUM, in Vilnius

Capital Mill begins a new stage of development of the business centre UNUM

The real estate investment management company Capital Mill has completed design development and received a construction permit for UNUM, a new business centre by the intersection of the Western bypass and Pilaitė Avenue, next to the emerging Vilnius Outlet centre. The construction work of the complex of the office buildings will emerge is due to begin in the first quarter of 2021 and last until autumn 2022. The project is to draw a total of 35-million-euro investment.

“The UNUM business centre is the first of a kind office project in this area of Vilnius. The companies and employees that settle here will have access to a high quality infrastructure: UNUM is perfectly situated for commuting to and from all areas in the city, provides effectively planned workspaces, functional areas for work and leisure, and a variety of services suited to fulfil employees’ daily needs in a rapidly growing business, retail, and service area nearby,” says Irmantas Degutis, head of Capital Mill in Lithuania.

Regardless of their habits and commuting options, it is ensured that every employee at the business centre can reach work comfortably: the project comes with a parking space for 660 cars, a bus stop right next to the business centre and access to a newly constructed bike lanes on Pilaitė Avenue. An exceptional solution has been used in order to have a particularly appealing ratio of rented space to parking spaces – one parking spot for every 27 square meters of office space, that is larger than average in Vilnius. The business centre will also have charging stations for electric cars, storage space for bikes and scooters, as well as showers and changing rooms.

According to Mr. Degutis, UNUM business centre stands conveniently next to an important transport HUB and is designed to meet international LEED standards: “While designing offices in Lithuania and abroad, we follow LEED requirements, which ensures sustainable project design and long-term object value. We are aiming for a LEED Gold rating for the UNUM business centre.”

The multi-storey UNUM complex will be comprised of two interconnected nine-storey office buildings, and will focus on staff comfort and functionality. The business centre will span a combined 30 thousand square meters, containing business area, a conference centre, meeting rooms, rooftop terrace, and spacious common areas that can be used for both work and leisure. According to Mr. Degutis, architectural team has been assigned a specific task by Capital Mill to create an energy-efficient façade that reflects the project’s location. UNUM was designed by a joint team of professionals: project author and chief architect Professor Gintaras Čaikauskas, project author and architect Miroslaw Szejnicki (Ltd. Architektūros Linija), project manager Adrijus Bikulčius (Ltd. Statybos Inžinerijų Konsultantų Biuras), and with the interior and functional planning solutions developed by architect Viačeslav Malenko and team (Ltd. A2SM).

This is the second project for Capital Mill in this part of Vilnius – UNUM is being built next to the Grand Office, another business centre managed by Capital Mill. The company has implemented several successful business centre construction projects, which have achieved the highest LEED Gold and LEED Platinum certifications. Currently, Capital Mill is overseeing construction work in Tallinn’s business area for the 26-storey skyscraper Skyon.
